Our Process

  • 1Identification

    Using our proprietary identification approach, we are able to find undervalued property in high-growth, renter-friendly neighborhoods. Our team of Realtors find deals on and off market and work with the seller to ensure a smooth sale.
  • 2Acquisition

    Once an investment opportunity has been identified, our licensed in-house inspection team will visit the property, it is at this stage a scope of work is created by our Construction team over at Tom's Complete Construction.
  • 3Pre-Sale

    Once the property is under contract and a scope of work has been created, we market the property in our Pre-Sale section of the Turn-Key CLE website. This is typically when we start pre-leasing the property to tenants. Working with our in-house property management team (RentFAM) to market the available units before the renovation is even complete. It's at this stage where the potential to discount property is viable due to clarity in the investments focused direction.
  • 4Renovation

    The construction team at Tom's Complete Construction is top-notch, one of the perks of working so closely with them is the increased visibility and better communication. This allows us to keep deadlines, and ensures the properties are brought up to our Turn-Key standard. Every property we renovate we intend to maintain and manage, this expectation stops corners from being cut and delivers a better finished product then is typical in the Turn-Key space.
  • 5Tenant Move-In

    Once the renovation is complete, our property management team over at Fischer Asset Management (RentFAM) works with the tenant to ensure a smooth move-in. We use an advanced property management software that allows our tenants to apply and be screened and sign all lease documents online electronically through a tenant porta. This portal also allows the tenant to submit work orders, make payments, and communicate directly with RentFAM right on their phone or computer.
  • 6Investor Purchase

    A property is marketed to investors from the moment of acquisition, so this step could take place earlier in the timeline. We provide renter-ready/rented Turn-Key investment properties to investors and offer the continued management of that property to make it as seamless as possible for the investor. We can help with investment tools such as 1031 Exchanges, making introductions to lenders, and will provide support through the entire acquisition process.
  • 7Distribution

    Every month, Fischer Asset Management (RentFAM) will take the positive balance of rent as income and send that distribution to the investor along with an owners statement explaining the breakdown of cashflows with the property.
