A brief overview of Clevelands Neighborhoods

In 2023 Zillow ranked Cleveland, Ohio as the second hottest real estate market. For new and out of state investors it may be hard to decide where to invest. Figuring out which neighborhoods are best to invest in maybe be difficult, so here we wrote out an overview of the Cleveland areas. 

Neighborhoods are usually defined by classes, A through F

A neighborhoods are usually defined as homes in the best part of town. They are usually Single Family homes occupied by the owner. They are normally higher in price and usually don't make good rental properties. 

B neighborhoods are often both owner occupied housing and rental housing. These homes are usually around 10-30 years old with little maintenance. These homes are usually priced mid to high range with lower tenant turnover.

C neighborhoods usually consist of renting middle class families and owner occupied senior citizens. They normally are smaller homes that require some repairs, since most are older than 30 years. This class of properties are commonly used by investors, but may have shorter staying tenants than b neighborhoods.  

D neighborhoods are low priced housing usually renter occupied. This area normally consists of single family homes and multi family housing. These properties are usually lower maintenance but still older housing so maintenance can be more frequent but small repairs. Many consider these neighborhoods to be a good place for a new investor to start because of the low purchase point. 

We typically don't do business on the east side due to the varying neighborhood quality that can change street by street.
